Lake Powell - Real Estate
Lake Powell is often referred to as "The Grand Circle", not only because it is the second in size after Lake Mead downstream, the largest man-made lake in the United States, also located on the Colorado River, but because it is about 30 miles (48 km) southeast of Las Vegas, Nevada, between the states of Arizona and Nevada.
However, Lake Powell is the reservoir with America's largest concentration of National and State Parks, monuments and recreational areas literally all around the lake, including the attractions in Page Arizona, and close to natural wonders such as the Monument Valley, Zion National Park, Arches National Monument, Mesa Verde National Park, and the Grand Canyon.
All those attractions and tourist facilities drive millions of visitors to Lake Powell every year, including potential real estate investors, although the lake's shoreline is completely protected from any type of development different than that authorized by the National Park Service and its official concessionaires.
Lake Powell's shorelines has no hotels, resorts, restaurants, shopping center, building or commercial structures which occurs on other lakes. Therefore, there is no demographic information to support the advantages of relocating to Lake Powell because is no real estate in the surrounding area, but at Page, that is much different.
Glen Canyon Dam and a large portion of Lake Powell are part of this Arizonan city, so all the nature wonders are just a few minutes away from the home owner or real estate investor. Page is located in Coconino County, the largest county by land area in the 48 contiguous states of America, excluding the District of Columbia, and behind San Bernardino County, California.
As of 2000 census, Coconino County had a population of 116,320 people, and in extension containing the Grand Canyon National Park, the Havasupai Nation, and parts of the Navajo Nation, Hopi Nation, and Hualapai Nation. Page city has a total area of 16.6 square miles, (43.0 square km), from which 0.04 square miles (0.1 square km) is land and 0.12% is water.
According to the United States Census Bureau of 2000, there were 6,809 people, 2,342 households out of which 41.4% had children under the age of 18 living with them, 59.8% were married couples living together, with a total of 1,779 families residing in Page city. The population density was 410.5 square miles (158.5 square km).
As of 2000, there were 2,606 housing units at an average density of 157.1 square miles (60.6 square km), and the median income for a household was $46,935, with median income per family of $54,323. The per capita income for Page city was $18,691, and about 13.9% of the population and 12.8% of all families were below the poverty line.
Page is a city which history began with the construction of the Glen Canyon Dam, created in 1957 as a town for workers and their families during the construction of the dam. The land where Page is actually located, was obtained from a land exchange with the Navajo Indian tribe.
Page is situated at the top of Manson Mesa at an elevation of 4,300 feet above sea level and 600 feet above Lake Powell, providing outstanding views of the entire Glen Canyon National Recreation Area, including Lake Powell. There are numerous homes, cottages, and commercial property available in Page and other areas nearby, such as St. George and Zion National Park.
In Page, the racial makeup of the city include 67.32% White people, 26.69% Native American, 4.70% Hispanic or Latino of any race,.1.62% from other races, 0.68% Asian, 0.40% Black or African American, 0.19% Pacific Islander, and 3.11% from two or more races. White population is 14.6% English descendants, 13.8% German, 6.5% American, 5.8% Irish, 3.7% Norwegian, and 2.4% Scottish (2.4%).
Predominant Native Americans are the Navajos, and the Kaibab-Pauite spanning between Lake Powell and Las Vegas. Page's nearest city with a population of 50,000+ is Flagstaff, the county seat of Coconino County, Scottsdale with over 200,000, and Phoenix with a population of 1,000,000+ all of these cities located in Arizona.
Lake Powell's real estate includes a number of opportunities ranging from residential properties, to town homes and condos. There are also lake view properties and commercial properties, not to mention the large scale of underdeveloped land and lots. The median resident age is 32.4 years and the median house value was $138,600 as of 2000.
In 1996, the Single-family new house construction building permits were 10 buildings, at an average cost of $136,500, while the permits during 2004 were 6 buildings, at an average cost of $188,700. Closeness with Lake Powell wonders makes Page a real estate market that is gaining a firm position in the national housing market.
